Assist in developing and implementing revenue maximization strategies and business plans

Contribute to a strategic plan for the allocated portfolio while making recommendations to streamline processes etc.

Provide insight and feedback on day-to-day operations

Assist Asset Management with property valuations

Interpret and report on specific ratios and benchmarks such as foot count, turnover densities

Utilize market research and market intelligence to manage he marketing strategy to incl. target market identification etc.

Regularly conduct a physical inspection of every property in the portfolio to ensure items identified are actioned

Determine and implement leasing strategies for your portfolio of properties

Recommend improvements to the property portfolio i.e. disposal of assets, acquisitions, upgrades, renovations

Take full accountability for the property budgets for the allocated portfolio

Drive building projects with the Project/Facilities Team

Interact with national and major tenants as and when required, and deal with tenant queries

Build and maintain relationships with tenants while focusing on business development management

Create and improve the usage of business intelligence and reporting to support strategic decision making

Ensure optimum operational management by ensuring the service providers deliver and meet the performance standards

Assist with Due Diligence procedures relating to asset acquisitions and disposals

Prepare financial analysis to support lease recommendations

Ensure the monthly performance of the portfolio exceeds budget and relevant benchmarks by guiding monthly meetings

Assess and track success based on indicators including financial, vacancies, arrears, and legal issues

Monitor all leasing activity to ensure maximum occupancy and income

Cost control measures and managing operating margin

Review and advise on tenant mix options and possible space changes

Ensure building compliance with regulations

Manage and optimize utilities and ensure correct building and tenant recoveries

Assist with Developments and Projects by ensuring integration with the Asset Management Team

Take full accountability for the property portfolio

Skills & Experience:
Minimum of 5 years of related experience

Experience in valuations and property development advantageous

Strong analytical mindset and good problem-solving skills

Team player with good communication skills

Qualification:
CA(SA)
